  • Unique Amenities: Southern charm meets the Atlantic in this historic and charming beachside neighborhood. Turn of the century homes (20th Century, that is) exude the character of days gone by where early Charlestonians fled for fresh air and ocean breeze. Today it offers the same break to the humidity downtown, but is fast becoming a growing neighborhood for primary residences and family living. The restaurants are limited on the island (and the locals like it that way), but they have great food and a good excuse not to cook.
  • Insider's Note: Stay clear of stations 19-22 during the peak summer months as locals and tourists clamor for the best tanning spots, but you’ll still be close to Poe’s Tavern and Home Team BBQ. Explore Fort Moultrie at sunset to take in the history from the Revolutionary War to the Civil War - don’t forget your bug spray in August. Take a long walk on the beach at sunrise or put in your boat on the Intercoastal Waterway boat landing on the southern end (residents only) to get a good feel for the island. The new oceanfront elementary school is a strong draw for young families.

Isle of Palms

  • Price Range: $200,000 - $5,000,000
  • Unique Amenities: Palm trees line the aptly named Palm Boulevard, where—past a smattering of shops and a grocery store—lavish homes face the water on one side, and oak-tree shaded communities with new homes preside on the other, including Wild Dunes - a gated golf course and waterfront neighborhood. It can feel a bit touristy during the summer as the local and weekly renters hit the beach, but off-season is quiet and peaceful - a fair tradeoff for beach living close to historic Charleston.
  • Insider's Note: Stay clear of the main drag as it can be a bit honky tonk on weekends, but it’s home to one of the better restaurants in Charleston, CODA DEL PESCE headed by chef Ken Vedrinski. Breakfast biscuits get no better than those served up at the Sea Biscuit Cafe. Take a long bike ride from Isle of Palms to the southern tip of Sullivan’s Island for a view of downtown Charleston and Fort Sumter.
